There’s so much to say about Business Bay and its lifestyle benefits. Apart from being ideally located close to fine restaurants, shopping outlets, medical offices, and public transportation, the lively community also offers a myriad of opportunities to investors interested in prime Dubai freehold property.
The Oberoi is positively diminutive in comparison with many of the towers in Business Bay at just 27 floors, but, that has not stopped its rooftop bar, Iris, becoming the latest place to see and be seen – an established stop on the glitzy merry-go-round that is Dubai nightlife.
The hotel, owned by a group founded in Delhi in 1934, has a striking contemporary design which could look out of place in other parts of the city but looks exactly at home alongside the ultra-modern style of Business Bay. The area is home to outstanding examples of imaginative architecture such as the distinctive crescent shaped Iris Bay building which looks ever closer to completion. And, there is the O14, known affectionately as “the cheese grater” or “the Swiss Cheese” thanks to its unusual white solar shield designed to protect occupants from the summer heat and reduce the environmental and monetary cost of air conditioning.
Another key benefit of Business Bay is of course its central location – close to Downtown and bordering Sheikh Zayed Road with its own metro station meaning the airport is just a short trip away. Many Business Bay buildings have views of the Business Bay Canal – a man-made project due to be extended through the city to Jumeirah.
The flagship residential development is Executive Towers, usually the first port of call for those looking to live in the area, comprising 12 dizzyingly tall buildings and a small number of luxury villas. It is fronted by a shopping mall and a Main Street style development of restaurants, cafes and shops. Rising prices in Downtown appear to have directly impacted renting in Executive Towers as it is in increasing demand. A one-bedroom 1,155 sq. ft. unit in Executive Towers will set you back at least AED 100,000 per year while three bedroom units are from AED 170,000. Purchase prices in Business Bay as a whole are also on the rise with a studio in Mayfair Residence listed at AED 1.1 million and one bedroom apartments start at AED 1.3 million.
More commercial space is becoming available as projects are completed, with Vision Tower, with its intriguing glass paneled architecture, one of the latest projects to go on sale.
