Advantages and disadvantages of living in Dubai’s inexpensive residential communities.

We all know Dubai offers various short term rental accommodation options all over the emirate and freehold residential properties for sale for everyone including locals and foreign residents. People are relocating to Dubai to find a better job to improve their standard of life or they just choose this place as their second home to spend the rest of their life. Mostly second home seekers prefer to invest their money in some profitable business like real estate, telecommunication, and travel/tourism industry. A wide variety of residential properties is available for sale and rent for everyone at different prices. Residents are free to buy or rent residential properties according to their budgets. Residential units start from small studio apartments and hotel apartments to 2-5 bedrooms super luxury apartments and magnificent villas and waterfront marinas. Furthermore, you can also choose furnished apartments or villas, in case you don’t have plans to stay for a longer period of time.

During the past few years, property rents are showing a significant decrease in major areas of this emirate. It allows a large number of people living in studio apartments to move in luxury apartments, townhouses and villa communities located in different areas and suburbs in the city. It has observed that areas showing a decrease in rent rates mostly consist of new residential projects located in the close vicinity of Emirates Road, Al Khail Road, and Jebel Ali. Such areas display a huge number of people migrating from other city areas and emirates of UAE like Sharjah and Ajman. According to data generated by Better Homes LLC, there are 14 areas across Dubai, which are known to provide inexpensive, low rent accommodation for tenants. In other words, you can say that these communities are known as tenant friendly communities in the emirate.

These communities include International City, Discovery Gardens, Silicon Oasis, Dubailand, International Media Production Zone (IMPZ), The Greens, Mirdif, Jumeirah Village South, Al Quoz, Deira, Bur Dubai, Karama, Al Qusais and Al Nahda. Most of these residential property developments are located in the newly built area of the city called “New Dubai”. Residents who are willing to rent out most affordable apartments are advised to find an apartment in International City and Al Nahda, where they can find the most inexpensive studio and one-two bedroom apartments. Although the decrease in property rents enables a number of people to rent out apartments in such inexpensive areas there are certainly other factors that play a great role to increase the overall cost of living in such inexpensive or affordable residential communities in Dubai. Few major factors that play a great role to increase the total cost of living are lack of basic facilities like transport, retail outlets, and poor building maintenance facilities. It is very important to determine this fact that is it really worth to find accommodation in any of the inexpensive communities of Dubai city.

Cheap Residential Communities in Dubai

Every residential community offers its specific advantages and disadvantages for its residents. Below are the major advantages and disadvantages of living in Dubai’s inexpensive residential communities.

International City

International City

International City is ideally located on the corner of Al Khail Road and Emirates Road. The only advantage of living in this neighborhood is that it offers studios and one bedroom flats on the cheapest rent as compared to other areas of the city. But the community lacks public transport, sewage, and landscape issues. Property owners also don’t maintain their properties as they are getting low rents. If you don’t have your own car, transport expenses will eat up a huge part of your income. Other advantages of living in the community are the availability of supermarkets, restaurants and tailor shops, which offer cheap services.

Bur Dubai, Deira and Karama

Bur Dubai, Deira and Karama

Bur Dubai, Deira and Karama have become the first choice among people who have just arrived in the emirate and searching for some affordable suburb for accommodation. These communities are the oldest and well established communities comparable to other communities in the city. Tenants can find apartments on affordable rents in these communities. Apartments range from studios to one, two or three bedroom apartments. Other retail amenities of the community include nearby schools and hospitals. Moreover, it also provides easy access to Dubai Metro. The disadvantage of living in these suburbs of the emirate is that buildings are old and roads also get congested in peak hours. The place is ideal for those working in the old city area and Sheikh Zayed Road.

Discovery Gardens

Discovery Gardens

The community is situated close to Jebel Ali Freezone, Dubai Internet City, Media City, and Dubai Marina. It is a freehold residential project offering low cost studios and one bedroom apartments. Public transport is easily accessible. Landscaping is much better than International City and the project looks better than other low rent areas. Apartments are not well equipped and lack washing machines and dishwasher facilities. Moreover, buildings also lack gym and swimming pools. This will make you pay extra money to join a private gym and sports clubs in other areas.

International Media Production Zone

International Media Production Zone

IMPZ (International Media Production Zone) is another low cost residential community located near Arabian Ranches and Sports City offering freehold residential properties. The place is very suitable for mid-level office staff employed in companies located in freezone area. If you compare the rents you will find that apartment rents are cheaper than Discovery Gardens. IMPZ is located 30 kilometers from Dubai International Airport and 25 kilometers from Jebel Ali Port. Very few building are completed yet and project shows very slow growth rate.

Al Nahda

Al Nahda

Al Nahda is also a newly developed residential community, which offers affordable accommodation on rent. The community is well equipped with retail facilities, banks, schools, colleges, supermarkets, restaurants, hotels, swimming pools, and good parking facilities. Almost all apartments are spacious and in good condition. The major disadvantage of living in this community is bad traffic and noise during peak hours and early in the morning. Some parks and recreational facilities are still under construction and residents are still waiting for them to open.

The Greens

The Greens

The Greens community can be an ideal choice for people seeking modern lifestyle facilities within their budget range. It is a centrally located and well-established community possessing mid-rise residential apartment buildings, which provide direct access to main roads and other daily life amenities like retail outlets and restaurants. Apartment units range from studio apartments to one bedroom flats. Low property rent is not the only opportunity to save money rather you can also save money from other daily life expenses. The best location of the community offers convenient access to the main city’s attractions, parks, and beaches. Moreover, other extras like gym, swimming pools, and party halls are located within the community. Major drawbacks of living in this community include the absence of a metro station and only newly built apartments are well equipped with washing machine and dishwashing facilities and such amenities are absent in old apartment blocks.

These are some famous residential communities offering inexpensive accommodation for singles and midsized families. Most singles prefer to live in studio apartments as they perfectly execute their needs. Whereas, expats relocating with their families prefer to accommodate two, three or four bedroom apartment, townhouse or villas in well developed residential communities. But it all depends on their salaries and budget.
