If you do a comparative analysis of the market and look at the prices in this area for sales and leasing, it's cheaper than other areas including JLT and Dubai Marina.

There’s a broad range of homes, from studio townhouses and open balcony views to four- bedroom villas with stunning kitchens and multi-level terraces. Other developments feature townhouses, commercial buildings and retail space, which are all low- or mid-rise, creating an open atmosphere.

Single professionals, married couples and families will all enjoy living there, especially with its close proximity to other communities and neighbouring facilities.
There are plans for a town centre, schools, parks and supermarkets. In the meantime, JVC is a sound investment especially with its proximity to Expo 2020 and continued progress on the infrastructure and landscape.
Located south of Emirates Living District and Jebel Ali racecourse, and north of Dubai Sports City, JVC is in a great position with luxurious golf courses, high-end restaurants and sports facilities just a short drive away. It’s got great access to Al Khail Road and Sheikh Zayed Road from Hessa Street and public transport is good, with a number of bus routes going into the city.

"I moved here because I found Dubai Marina too noisy while JVC is just the right distance from the city. There is no noise and traffic, especially by my building, despite the construction work going on in the neighbourhood. One of the real plus points about JVC is it is a great community for my dog with plenty of space for dog walking around the neighbourhood with no heavy traffic. I am looking forward to the facilities and shops that will be available once the area is complete, but for now I can shop at Blu Mart, which is a one-minute walk away, get groceries delivered from Spinneys, or pop to The Greens or Motor City on my way back from work."
